Funderland?!

I'm not sure how much word of "funderland" is trickled into the forums, but for the record, a bunch of us bikers are starting a community/warehouse/coop/bikeworkshop/studio/whateverthefuck. We currently are in the final process of signing the lease and then we will start building a community, located in mid city.
This place will be somewhere riders can party after rides, they can crash at in between nights, work on your bikes for free, build bikes, and all those sorts of things.
It's not specifically a coop and is definitely not a business, because there will be people living in the space. The space is 6200 square feet and currently a lot of great individuals are involved and it's great to have their support (Paul Bringetto, Marcus McKenzie, Larsen Farrel, Justin Jernigen, Thomas Blanchard, and more.)
Currently we are on the final step of moving in, but the owner wants one other person to be able to sign in on the lease (a three year lease) to make this happen. I'm making an appeal to MR to see if there is anyone here who can help make this happen.

The individual will need to have financial documents from last years taxes, or a current bank statement which shows a healthy amount of money.

Who will be paying the rent? If someone is willing to put their name on a 3 yr lease with the full legal ramifications that come with it, I am sure they will need some guarantee that rent will be paid.

Absolutely, currently there are 12 investors, 8 of which will be living at the space, 4 of which of leased art space. The monthly rate is 4500 a month, which means if we have 2 more individuals living in the space, it's a little under 400 per person per month.
Almost everyone involved has the income to keep this up and running, but more importantly as a location it's also a venue, so money made from events in this space will also offset this greatly.
It won't be too difficult to keep afloat with the amount of people involved currently, we just don't have an individual with the credit / current income the ease the owners worries.

Yeah, and it's difficult to be able to give some 100% proof that we'll be able to. It's not difficult to do with the current amount of support, however if someone has an idea of a collateral that could be used I'd be all for it.
Once it takes off though, I don't feel like failure to pay bills is an option, and when something matters enough you always find a way.

we basically need someone to sign in name only.
it would be awesome if it was someone who would like to live/work in the space, but right now in order to clear the final hurdle, we need someone with a modest steady income and good credit to step up for us.
Alaska raised $9000(2 months rent) in less then a month and i assume he would be responsible for collecting rent from all tenants, so no one should feel that they will be held responsible for $4500 every month.
As a co-signer you would not only help create a low cost living space for a dozen+ ridazz/artists but more importantly, a cycle-centric community center where anyone in LA will be welcome to listen/create music, learn to weld/create freak bikes, and do all the million other amazing things that are possible inside a 6500sf warehouse. (swings, mario kart race track, half pipe, dumpster pool, mad scientist lab)
anyone with a steady paycheck can participate, and would be doing the midnight ridazz community an incredible service. los angelopes would build you your own tall/freak bike in your honor.... and as the name 'funderland' is in flux... maybe even name the space after you???????

I'd love to help you guys out with this as I know most of you and trust just about every last one of you, but I just don't have the credit score to help you out. I can see if I can find any friends who might be able to help and ease their worries, as again, I know you guys are all good stand up ridazz. Good luck yall.

This space is twice the size of TOW and will be 100% ridazz. The possibilities are endless.

You guys are going about it all wrong. Asking someone to sign in name only is basically saying, "We need to use you for your history of financial stability but we don't want you actually involved" -- with the further implication that you are not financially responsible yourselves.
Kind of a weak sales pitch.
Saying that you need one more member, telling them that they get living space or working space or whatever they get, etc., etc., would work better. Bring them into the fold, you know? I doubt you're going to find any philanthropists on the MR forums, but you might find someone who wants to actually be part of something.

As Larsen was saying, it's preferred if the person is actually involved. I'm just stating that that person doesn't have to make any monetary commitments to the space currently.

I'm personally tickled with excitement that we've been able to raise the first AND last months rent to pay for the deposit in only ONE MONTH. The unfortunate side of things is that having an awesome idea and enough money for that idea is just not enough to MAKE IT HAPPEN (this time). So what now? What are our options?
Are we, the ridazz community, going to let this amazing opportunity slip through our fingers? No way no way. I believe in us. Let's bring our heads together and make this happen!
