However, tea doesnt work too well for MJ... as THC is fat soluble not water soluble... however, it does make bomb ass hot cocoa.

Kinda depends. If you boil the tea, usually no more than 4 or 5 min, you'll deplete the effects more if you leave them longer. It hits you faster but most importantly, at least for me, it doesn't give you gas. It's also shorter, but If you boil it in a right amount of time, it's not going to completely diminish the effects as it will still last long.
